Operate and maintain the property within approved budget expense parameters, including capital expenditures and tenant improvements

Represent the owner in any disputes, including court representation
Coordinate legal action with an owner-approved attorney for any tenant defaults

Prepare monthly tenant rent billings
Complete lease administration including rent increases and lease compliance
Develop cash flow forecasts
Develop a detailed annual budget
Generate late notices to tenants & assess late fees as appropriate
Prepare tenant pass-through schedules
Complete CAM and real estate tax reconciliation billings for all tenants
Collect and analyze tenant sales reports & trends
Review real estate tax assessment and make recommendations for tax appeal if appropriate
Consistently track lease expiration status and expiration dates to prepare for lease renewal or new tenant search
Establish an escrow account for security deposits
